Rental Agreement

Thank you for booking this vacation with us.  We are the owners of the rental property and, for the protection of both parties, must enter into a written agreement prior to commencement of any rental.  Please read the following information carefully, sign at the bottom of the agreement and return all pages with the advance payment.  Please contact us regarding any questions pertaining to the information below.

This agreement covers terms for the rental of  #608, Lulu Building, Snowater Condominium Community, Glacier, Washington. 

Guest signing this agreement must be at least 21 years of age, and will be held as the responsible party regarding the terms below.

Payment, Key and Damage Deposit

bulletPayment for one night's rental must be received in advance to hold reservations.  
bulletFor weekly rentals, one half of the total rate must be received in advance. 
bulletBalance, including a damage deposit ($100.00) and key/pass deposit ($50.00) is due upon guest's arrival and exchange of keys/passes. 
bulletWe apologize for any inconvenience but we do not accept credit cards; please pay by check or money order.
bulletCash is accepted for on-arrival payment. 
bulletWe will arrange where to send payment by phone or e-mail.                                                                                        

Costs

bullet2 night minimum stay - $140.00 in advance;  $140.00 + $150.00 (refundable) key and damage deposit due on arrival.
bulletWeekly stay - $400.00 in advance;  $400.00 + $150.00 key and damage deposit due upon arrival.

Lost or Stolen Passes or Keys

bulletKeys and passes for the complex, condo and facilities  are given at the time of rental.  
bulletLocation and time for pick-up of keys/passes will be arranged prior to arrival.  Time for key/pass drop-off can be arranged at pick-up.
bulletDeposit as quoted above.  Upon completion of your stay with us and return of all keys and passes, we will refund your key deposit ($50.00).  Forfeit of entire deposit is applicable for any one missing key or pass.

Damage/Theft

bulletDamage deposit may be requested.
bulletProfessional cleaning of the unit is provided prior to your arrival; general care and cleanliness is required as you reside in the unit.  Failure to report and take responsibility, financial or otherwise, for any damage to the premises during guest/s rental term will result in a damage claim filed against the renter named on this agreement.  Damage deposit will be returned if the following tasks are completed prior to departure:
bulletAll dishes, kitchen equipment and utensils are cleaned and returned to their proper place.
bulletReport any and all damage, changes or problems in equipment function; also report/explain any misplaced or lost items belonging to the rental unit.

Please inform us immediately if the premises is not clean or in good order upon your arrival; or, if there are any problems within the unit itself.  We will endeavor to correct the situation as soon as possible.

Cancellation Policy

bulletPlease inform us of a cancellation at least 15 days in advance of your booking and you will be refunded less a $50 cancellation fee.
bulletFailure to cancel your booking by 2 weeks (14 days) or less will result in the loss of your entire rental deposit.   However, if within the 14 days we are able to rebook the property for the exact length of stay and rate, only the $50 cancellation fee will apply.

Check-in/Check-out

bulletGuests may check-in to the premises between 1:00 p.m. and 4:00 p.m. (may vary within that time if unit is being cleaned).
bulletCheck-out is 12:00 P.M. (Noon) on the last day of your reservation to insure that the property can be properly cleaned for the next reservation. 
bulletFlexibility on these times may vary if guests receive consent by the property owners.
bulletUpon leaving the unit, please make sure any and all doors are locked and secured and garbage removed and fireplace turned off.
bulletPlease search the rental unit to make sure no personal items are left behind.  Guests can request that items left be shipped back to a home address.  Guest/s agree to pay in advance for shipping any item.
bulletDetailed instructions for Check-in and Check-out procedure will be provided in the unit.

Rules

bulletGuests must comply with all rules and regulations of the complex, grounds and services including, but not limited to use of any indoor/outdoor facilities, noise regulations, etc.
bulletA rule instruction book is provided in the unit.
bulletNo pets.
bulletNo smoking in unit; smoking permitted outside provided all smoking materials/refuse is discarded properly.
bulletMaximum occupancy of 4 persons is strictly enforced.
bulletRenter/s are liable for behavior of any invitees received at the condo/complex and responsible for any damages or issues arising therein.

Hold Harmless

We are not held liable for any injuries to guests or invitees as a result of residing on the premises or the use of any amenities or facilities on the grounds or within the complex; nor are we responsible for the condition of any structures, facilities or equipment belonging to the Snowater Community.   We will not be held responsible for any reactions to allergens or contact to any product either within the rental premises or on the grounds.  Guests and invitees are expected to be personally responsible regarding health issues and facility use.  We are not held responsible for any issues as they occur and pertain to weather, road conditions, construction at any location or acts of God.   By signing this agreement, renters hold harmless the owners of this rental property.

Parking

There are two parking spots provided for guest use during the rental period.  These stalls are not to be used by invitees for motorhome or RV lodging.
